Bklyn Designs, which bills itself as “New York’s only curated design show open to the trade and public,” and which is co-sponsored by Two Trees, is celebrating its fifth year this year and will include a panel on May 11 entitled “Landmark Meets Modern in Brooklyn,” a case study of 110 Livingston’s conversion from Board of Ed to luxury condos.

The lineup should prove interesting: muralist Richard Haas, architect Ismael Leyva, Jed Walentas, and a partner from Beyer Blinder Belle, Michael Wetstone. For you real estate design junkies or those looking to buy there is also an “Art Meets Design” party at Forte Condos, another co-sponsor. Nice creative marketing all around.

Signs of Change: 27 Smith St., Where your MBA meets a 99-cent store

Click above right to read for yourself, the above advertecture at 27 Smith between Fulton and Livingston (map)–directly above a 99-cent store–does indeed say “Dock your iPod, PDA and MBA here.” Maybe one of those plastic, candy-filled PDAs for kids.

From the building’s website: “27 Smith Street is just a stone’s throw from the City’s major subway lines and one stop from Manhattan. And it’s also smack dab in the middle of Brooklyn’s newest boom—a community where people work, live and play.” Actually can’t argue with all that.

Insert your own musings on the paradoxes of development in the comments, or as always discuss in the forums.

Mortgage Rates Steady, Inching Down

Filed under: Brooklyn Real Estate, 110 Livingston — admin @ 9:49 am

This recent drip from the firehose of news on mortgage rates is relevant to anyone still waiting to lock in: Freddie Mac reports that for two weeks straight the 30-year rates have slipped. This week, it was tiny drop of a hundreth of a point to 6.16. At least they’re not rising. Another good point: a year ago the rate was 6.58.

For the meta-linkage file: Curbed and Brownstoner have taken a shine to us today. Brownstoner is reporting that the building is 85% sold–sounds about right–and Curbed is hopping on the 110 Livingston movie bandwagon. What makes us so fun to love (or hate, for that matter)? As one Brownstoner commenter puts it, “Good location, great architectural pedigree.” The conviction of the converted…
